Survey costs

Survey costs explained.
Two things set the price.

The price of a Flettons survey depends on the survey level, the property type and the number of bedrooms. Not the floor area or the postcode. Tell us the address and we show every suitable survey with its price before you commit to anything.

What sets the price

Property type and survey level.
Nothing else.

Our tariff is published and the same for everyone. We do not quote by floor area or postcode, so for the same home the only difference between the levels is how deep the inspection goes.

What changes the price

Property type
Whether the property is a flat, a terraced, semi-detached or detached house, or another type. Each type has its own price for each survey level.
Survey level
Level 2 for conventional, unaltered post-1985 homes, Level 3 for older or altered homes, Level 3+ where you also want an alterations feasibility report, a cost and life cycle report with a maintenance plan, drone roof images, a repair cost breakdown and a reinstatement cost.

What does not change it

Floor area
A larger home of the same type costs the same at the same level.
Number of bedrooms
Larger homes with more bedrooms can cost more, shown in your price before you book.
Postcode within our coverage
The same tariff applies across the UK.
Optional add-ons
On a Level 3 survey you can add a drone roof inspection or a repair cost breakdown. Each is shown with its own price when you choose it, and both are included at Level 3+.

Why the right level matters

The defects
a viewing hides.

Choose the right survey, not just the cheapest. Three case studies show what a detailed inspection uncovered before exchange.

Level 3+ survey

Defective roof exposed by drone imagery

Loose ridge tiles, open valleys and failed lead flashing, invisible from the ground. The buyer renegotiated to cover the repairs.

Sutton, SM1

Level 3 survey

Basement flat with hidden damp and drainage issues

Moisture and drainage defects the seller’s photos didn’t show. Remedial works were planned before exchange.

Tressillian Road, SE4

Level 3 survey

Period maisonette with hidden safety risks

A non-conforming staircase and poor-quality extension works. The buyer revised the offer to cover the necessary repairs and upgrades.

Axminster Road, N7
